As 1st time sellers in a changing market, we felt choosing an experienced agent who lived and worked in Loudoun would be the best approach.  Using homes.com as a resource, we reviewed the actual sales of the agents to pick 3 to meet. We signed up with Kelly because her presentation, vast resources, and experience stood out among the others.

What impressed us the most while working with Kelly was: how expertly she would help us prepare and stage the home minimizing cost and boosting desirability, how honestly she would explain what to expect during the selling process to relive stress, how creatively she would present the home to buyers on social media, how proactively her supporting team would keep everyone on track, and how skillfully she would negotiate solutions for a win-win.

Kelly exceeded our expectations in every way! We were under contract in 5 days for roughly 1.76% over asking in a time when most sellers were dropping their asking prices 10-20%. We just sold our house in May with Kelly Ettrich.  It was under contract by Sunday night after a Friday listing for above asking (and above what we were even hoping for). We had 11 offers and she negotiated free rent back for a month and the higher offer. She made the entire process as easy as possible with a stable of reliable and affordable vendors to get things done. She also came in with her “Home Goods” of extras to decorate and add touches that struck a balance between you could live here and wow, you’d love to live here. I’d encourage you to check out her videos for each house she lists bc she creates these what it is like to live here pieces along with all the pictures for your listing. Kelly is such an amazing realtor! My husband and I worked with her to sell our first townhome this past Spring. She expertly guided us throughout the entire process! Ms. Ettrich was instrumental in selling our Virginia townhouse. She expertly navigated the treacherous waters of the HOA and knew all the questions to ask to keep them moving. She often had the right answer, long before the HOA responded. But before all that, she explained everything about the selling process in a simple and easy-to-understand way. She included market trends in her initial consultation to set our expectations through the whole process and she was correct on all accounts.
